On July 28th, 2015, WaterSignal installed a device to monitor the main domestic water meter on a 160 unit multifamily property in Jacksonville, FL.
Following installation, WaterSignal noticed the property’s water usage was well over the benchmark of 125 gals/unit/day. Due to the high usage, WaterSignal recommended the property perform a building-by-building shut down to locate where any leaks might be occurring.
Within the first hour of building shut downs, property maintenance discovered a slab leak underneath the clubhouse that had been greatly contributing to the water waste on the property. By the second day, maintenance had located and repaired 3 running toilets (wasting over 200 gals/hour each), as well as the slab leak, and a broken water valve.
Since 9/25/2015, property water usage has dropped about 17,000 gals/day.
Day 1: Slab leak repairs at the clubhouse resulted in a decrease of water consumption per day to 26,000 gallons from the previous average of 38,000 gallons.
Day 2: Repairs made to the broken water valve and running toilets provided another 5,000 gallon decrease, lowering the daily average to 21,000 gallons.
Since addressing the building leaks, 3am water consumption has decreased over 700 gals/hour.
While the property still has room for improvement, it’s important to note that prior to the installation of WaterSignal, the property was losing 17,000 gals/day to six leaks found in just two of their buildings. Once the remaining buildings are inspected and leaks repaired, the property will have decreased their usage by over 50%.
